Tax Due Dates
All taxes are mailed to district residents on or about
July 1st of each year. The following is a listing of the District due
dates.

Tax Formula
The millage rate for the 2012/2013 (beginning July 1, 2012) fiscal year is 21.32 mills. In order to calculate your tax bill, you will need to know if you have qualified for the Homestead/Farmstead exclusion and also, if your property qualified, whether it was at 100% of the value of the property. You can now calculate your tax by subtracting $8,348.00 from your assessed value and multiplying that figure by the millage rate. For example, a property assessed at $100,000.00 with a 100% Homestead would have the following calculation: $100,000.00 - $8,348.00 = $91,652.00 x .02132 = $1,954.02 taxes if paid by August 31, 2012.

Real Estate Tax
The Cocalico School District mails out Real Estate
Taxes to district residents on or about July 1st of each year. The tax
can be paid at any branch of the Fulton Bank or mailed using the enclosed
envelope. If a Mortgage Company pays your taxes out of an escrow account,
please forward the tax bill to them immediately. If you no longer own
the property or there is an error on your tax bill, please call the Tax
Collector at 717-336-1406.
The Real Estate Tax is based on the assessed value of your
property and buildings. The assessed value of your property is determined
by the County of Lancaster. To verify your assessed value, you may contact
the Assessment Office at the Lancaster County Courthouse at (717) 299-8381.
Per Capita Tax
This tax has been eliminated effective July 1, 2006.
Census
In February, every household in the District should receive a census form. Please review all of the information on the census forms, correcting any mistakes, sign and return the entire census form to the tax office. The form can be sent by mail, fax or e-mail. Please see the listing below. If your household did not receive a form, please call the tax office at (717) 336-1406.

Notice of Act I Referendum Exception
Pursuant to Act I, the Pennsylvania Department of Education publishes an index % applicable to the School District. The school district real estate tax increase for the next fiscal year is limited to the index % unless the proposed tax rate is approved by voters pursuant to a referendum or the School District qualifies for an Act I exception. As a result of special circumstances covered by an Act I referendum exception, a tax rate % increase above the index is required to balance the School District budget for the next fiscal year. This tax increase is required to provide a quality education program as reflected in the School District Preliminary Budget.
